Job description
We are seeking a proactive and skilled Voids Maintenance Officer to join a busy West London local authority, supporting the efficient turnaround of council-owned homes within the allocations scheme. This is a hands-on role critical to ensuring properties are safe, secure, and tenancy-ready while delivering excellent value for money and meeting key performance targets.
You will be responsible for carrying out first and final lock changes, installing key safes, managing keys, and ensuring properties are secured within agreed KPIs. A core part of the role involves accurately recording gas and electricity meter readings, resolving meter queries and debts, uploading data to the Green Energy Switch Portal, and liaising with utility providers to enable void works to commence without delay.
The postholder will carry out tenancy-ready checks, work-in-progress inspections, minor repairs, and weekly flushing of unoccupied voids in line with legionella procedures. You will monitor contractor performance, standards of work, and health and safety compliance, providing detailed updates to surveyors and administrators. You may also attend newly let properties within the first 12 weeks to resolve maintenance issues for residents.
You will work collaboratively across Housing Services, contribute to service improvement, and maintain accurate records using departmental systems.
A clean, valid driving licence and access to a vehicle are essential.
