Principal Rural/Urban Surveyor - Northamptonshire

Who will you be joining?  
 
You will be joining an established team of Estates Professionals within a County Council Partnership responsible for the strategic management of a varied publicly owned property portfolio. Due to a bag log of valuations, rent reviews and general L&T matters this client is need of additional support to deliver the strategic goals of a County Council Partnership.  
 
 
 
What will you do?
 
Within this role you will have a versatile list of responsibilities which includes the following:  
 
To be responsible for the delivery of a case load including operational Urban/Rural property management, valuations and transactions,  
 
To provide direction and technical advice to Urban/Rural Estate Management team colleagues, as appropriate, or as directed by the Estate Manager  
 
To provide good quality professional advice to Strategic Assets' customers To deliver property disposals within appropriate timescales and in line with best value requirements, which contribute to the delivery of annual Capital Receipts targets  
 
To carry out valuations for the delivery of the Annual Fixed Asset Valuation programme, to liaise with Finance colleagues to ensure that all information is required to the appropriate timescale and standard  
 
To manage complex projects on behalf of customers and shareholders, to plan, identify and anticipate challenges and obstacles within those projects and work together with stakeholders to identify value for money solutions.  
 
The ability to recognise and create opportunities for maximising returns from the wider property portfolio, to develop and lead town planning-led solutions to create added development value through achieving planning consents.  
 
To carry out rent reviews and tenancy renewals/grants which contribute to the delivery of the annual revenue targets for the County Farms Estate  
 
To undertake negotiations in high value and complex technical property issues on behalf of customers and Shareholders, providing high quality and professional advice to enable good decision-making
 
 
 
 
 
What do you need?  
 
To be successful in your application for this role you will need to demonstrate the following on application and through the interview process:  
 
 
 
MRICS or FRICS qualified in Urban/Rural property, valuation or residential property with minimum two years' relevant post qualification experience  
 
Ideally a Registered Valuer  
 
Up to date knowledge of Property Valuation, Property and Estate Management, Landlord and Tenant and Property Transactions
 
Thorough post-qualification professional experience in Urban/Rural Estate Management, including property management, valuations (including Fixed Asset Valuations for Accounting purposes) and transactions

If you are successful in securing this role you will receive a day rate of £350 to £400 per day on an on-going contract basis.
