My client organisation is the largest infrastructure company in Europe. This role is an exciting opportunity to get involved in a massive, fast paced Rail project.
 
This role is a fixed term contract that will come to an end on the 31st of March 2021. The role will be based in Birmingham; however, until further notice, the role will be working from home.
 
The Role
As Senior Property Management Surveyor within the Land and Property Team this is a key role which has responsibility for the effective and efficient management of the property portfolio as acquired by the client.

What do you need to apply?
·Experience in infrastructure, preferably Rail
·Ability to manage communications and negotiations in a tactful way
·Demonstrable knowledge and experience in operating in a property management and / or project environment.
·A Member of the Royal Institution of Chartered Surveyors (RICS) or equivalent.
·Degree qualified or minimum of 3 years relevant property experience.
·Experience of managing and monitoring performance of property consultants, agents, contractors, and suppliers
Knowledge:
·Knowledge of lettings, rent collection, maintenance, repair and disposals processes and technical aspects of general practice surveying
·Understanding of legal obligations in relation to property ownership, occupation, and management
·Understanding of property income and expenditure budgeting, forecasting, and accounting
·Degree qualified or demonstrable relevant experience
 
Responsibilities
·Lead and manage the liaison with the Property Acquisition team to develop full awareness of the delivery programme to ensure timely issue of instructions to Managing agents to undertake pre-completion inspections and the handover of properties into management on legal completion
·Manage the monitoring of day to day management of properties by the appointed agents including evaluation and instruction of repair and maintenance works and subsequent monitoring and budgeting of fees and expenses
·Ensuring all land and buildings in the property portfolio comply with Health and Safety regulations and legislation including CDM and that the Company's Health and Safety policy and processes are fully implemented
·Taking ownership of all property and management related information that is developed or influenced by the scope of work undertaken and ensuring complete and accurate data is recorded in L&P property systems in an efficient and effective manner
·Leading on Investment refurbishment project from completion of acquisition through budget and tender stages through project being on site including reporting and obtaining relevant sign off from DfT and reporting on KPI adherence
·Participate as necessary in consultation events to explain aspects of the compensation schemes to members of the public, stakeholders or interested groups
·Input to the production of regular management reports from Land and Property to the client's corporate governance bodies
